Reliable hot water is essential for bathing, cleaning, laundry, and everyday household use. When a water heater starts leaking, produces inconsistent temperatures, makes unusual noises, or stops heating entirely, the problem should be evaluated before it causes additional damage or leaves the home without hot water.

Zippity Split provides professional water heater repair, installation, replacement, and maintenance throughout Phoenix, Tempe, Scottsdale, Mesa, and nearby Valley communities. We inspect the complete system, explain what is causing the problem, and help you determine whether repair or replacement provides the better long-term solution.

Complete Water Heater Services

Water heater problems can originate inside the tank, at the heating components, along the water connections, or within the gas, electrical, venting, and drainage systems that support the equipment. Our plumbers evaluate the complete installation rather than replacing a part without confirming why the system failed.

Our water heater services include:

  • Water heater repair
  • New water heater installation
  • Water heater replacement
  • Gas water heater service
  • Electric water heater service
  • Water heater maintenance
  • Tank flushing and sediment removal
  • Thermostat and heating-element replacement
  • Burner and ignition-system service
  • Temperature and pressure relief valve replacement
  • Shutoff valve and water-connection repair
  • Drain pan and discharge-line installation
  • Expansion tank evaluation and replacement

This page focuses primarily on conventional tank-style systems. Homeowners interested in on-demand equipment can learn more about our tankless water heater services.

Signs Your Water Heater Needs Service

Some water heater failures happen suddenly, while others develop gradually as components wear, sediment accumulates, or corrosion weakens the tank. Changes in hot-water performance can provide an early warning that the system should be inspected.

Schedule water heater service if you notice:

  • No hot water
  • Water that does not become hot enough
  • Hot water running out faster than usual
  • Water temperature changing unexpectedly
  • Discolored or rusty-looking hot water
  • Popping, rumbling, or banging sounds
  • Water collecting around the base of the tank
  • Moisture around valves or plumbing connections
  • A pilot light that repeatedly goes out
  • A gas burner that will not ignite
  • A circuit breaker that trips during operation
  • An error or fault indicator on the controls
  • Unexplained increases in energy use
  • An older system requiring frequent repairs

Water around the tank does not always mean the tank itself has failed. The source may be a loose connection, leaking valve, drain fitting, relief-valve discharge, or nearby plumbing line. A professional inspection identifies where the water is coming from before repair or replacement is recommended.

Water Heater Repair

Many water heater problems can be repaired when the tank remains intact and the system is otherwise in serviceable condition. The appropriate repair depends on whether the unit is gas or electric, how the failure presents, and what testing reveals.

Gas Water Heater Repair

Gas water heaters depend on a burner assembly, ignition system, gas control valve, thermostat, venting system, and safety components to heat water correctly.

Gas water heater problems may involve:

  • Pilot or ignition failure
  • Burner problems
  • A malfunctioning gas control valve
  • Incorrect temperature control
  • Venting or combustion concerns
  • Thermocouple or flame-sensor failure
  • Sediment affecting heat transfer
  • Water or gas connection problems

Our plumbers inspect the system and explain whether the affected component can be repaired or replaced safely.

Electric Water Heater Repair

Electric water heaters typically use upper and lower heating elements controlled by thermostats. When one component fails, the system may produce no hot water, deliver only a small amount, or heat inconsistently.

Electric water heater repairs may include:

  • Replacing a failed heating element
  • Replacing an inaccurate thermostat
  • Resetting or replacing a safety cutoff
  • Correcting loose or damaged electrical connections
  • Repairing leaking plumbing connections
  • Replacing a faulty relief or drain valve
  • Removing sediment that interferes with performance

Repeated breaker trips, burned wiring, or visible electrical damage should be evaluated before the system is used again.

Water Heater Installation

A new water heater must be selected and installed according to the home’s hot-water demand, available fuel source, plumbing layout, and installation requirements. Choosing equipment based only on the physical tank size can lead to insufficient hot water, unnecessary energy use, or installation complications.

Our installation planning considers:

  • Household size and hot-water demand
  • Number of bathrooms and water-using appliances
  • Gas or electric service
  • Available installation space
  • Existing venting and combustion-air requirements
  • Water-line size and condition
  • Drain and discharge routing
  • Shutoff-valve condition
  • Expansion-control requirements
  • Equipment access for future maintenance
  • Applicable installation and safety requirements

We remove the existing unit when replacement is part of the project, prepare the installation area, connect the new system, verify safe operation, and explain how to use and maintain the equipment.

Water Heater Replacement

Replacement is generally the better option when the tank has failed, the equipment has extensive corrosion, or the system requires repeated repairs without providing dependable hot water.

A water heater may need replacement when:

  • The storage tank is leaking
  • Corrosion is visible on the tank or connections
  • Hot water appears rusty because the tank is deteriorating
  • The system no longer meets household demand
  • Repairs have become frequent or costly
  • Essential components are no longer available
  • The unit has significant sediment-related deterioration
  • The installation no longer meets the household’s needs
  • A safer or more appropriate system is needed

We compare the condition of the existing equipment with the cost and expected value of repair. If the tank is still sound and the problem is limited to a replaceable component, repair may remain practical. If the tank itself is leaking, component replacement will not correct the failure.

Choosing the Right Tank Water Heater

A properly selected water heater should provide enough hot water during periods of normal and peak household use without being unnecessarily oversized.

Tank Capacity

The storage capacity must align with the number of occupants, bathrooms, and simultaneous hot-water demands. A tank that is too small may run out during showers, laundry, or dishwashing. A larger tank is not automatically better if the household does not need the additional stored water.

First-Hour Delivery

First-hour delivery describes how much hot water the system can supply during a busy hour, including the water stored in the tank and the amount reheated during use. This measurement can be more useful than tank capacity alone when comparing systems.

Gas or Electric Operation

The existing fuel source often determines the simplest replacement option. Changing from electric to gas or from gas to electric may require additional utility, venting, electrical, or plumbing work.

Installation Space

The replacement must fit the available area while maintaining access to controls, valves, connections, and future service points. A new unit with the same storage capacity may have different dimensions from the system it replaces.

Our Water Heater Service Process

1. Evaluate the System

We begin by reviewing the symptoms, equipment type, approximate age, and recent service history. The plumber inspects the tank, valves, connections, controls, and supporting components.

2. Identify the Cause

Testing may include checking water temperature, heating components, ignition, burner operation, electrical controls, visible corrosion, sediment symptoms, and signs of leakage.

The goal is to determine whether the failure involves a serviceable component or the water heater itself.

3. Explain Repair and Replacement Options

We explain what failed, which repairs are available, and whether the age and condition of the equipment make replacement more reasonable.

No additional work should begin until the recommended scope and pricing have been explained.

4. Complete the Approved Work

For a repair, we replace or service the affected components and correct accessible plumbing issues included in the approved work. For an installation, we remove the old unit when applicable, prepare the connections, and install the new system.

5. Test Water Heater Operation

We check the completed plumbing connections, verify safe operation, confirm the system is heating, and look for leaks or installation concerns.

6. Review the Completed Service

Before leaving, we explain what was repaired or installed, how the system should operate, and what maintenance may help protect its performance.

Water Heater Maintenance

Water heater maintenance helps address sediment accumulation, identify worn components, and detect leaks before they become larger problems. Maintenance needs depend on the equipment, water conditions, system age, and manufacturer requirements.

A professional maintenance appointment may include:

  • Inspecting the tank and visible connections
  • Checking for corrosion or active leakage
  • Evaluating the shutoff and relief valves
  • Reviewing burner or heating-element operation
  • Checking temperature settings
  • Inspecting accessible venting on gas systems
  • Flushing sediment when appropriate
  • Examining the drain valve
  • Checking the condition of an expansion tank
  • Confirming that the system heats and cycles correctly

Phoenix-area water can contribute to mineral and sediment accumulation inside tank-style water heaters. As material settles at the bottom of the tank, it can create noise, reduce heat transfer, and place additional stress on the equipment.

Flushing can remove loose sediment, but it cannot reverse tank corrosion or repair damage that has already occurred. Older tanks with extensive buildup should be evaluated before flushing because disturbing long-settled material may expose an existing weakness or blockage.

Leaking Water Heaters

A leaking water heater should be inspected promptly because even a small amount of water can damage flooring, drywall, cabinetry, or surrounding equipment.

Potential leak sources include:

  • Hot and cold water connections
  • Shutoff valves
  • The temperature and pressure relief valve
  • The drain valve
  • Expansion tank connections
  • Corroded fittings
  • The tank itself
  • Nearby water lines

A leaking valve or connection may be repairable. A leaking storage tank generally requires replacement because the tank cannot be reliably patched once its internal structure has failed.

For water appearing away from the heater or beneath a floor, additional leak detection may be needed to determine whether the water heater or another plumbing line is responsible.

Water Heater Connections and Supporting Components

A water heater depends on more than the tank. The surrounding plumbing and safety components must also work correctly.

During service, we may evaluate:

  • Hot and cold water connections
  • Main and local shutoff valves
  • Flexible or rigid connectors
  • Temperature and pressure relief valves
  • Discharge piping
  • Drain pans and drain lines
  • Thermal expansion tanks
  • Gas shutoff and supply connections
  • Vent connectors
  • Electrical disconnects and wiring
  • Recirculation connections when present

Problems in these areas can affect performance, create leaks, or prevent a new water heater from being installed correctly. When deteriorated supply piping is part of the problem, related water line service may be recommended.

Traditional Water Heaters vs. Tankless Systems

Tank-style and tankless water heaters provide hot water in different ways.

A traditional system stores heated water in a tank and keeps it ready for use. Tank-style units are familiar, widely available, and can often replace an existing system without major changes to the home.

A tankless system heats water as it flows through the equipment. It requires correct sizing for simultaneous demand and may involve changes to gas, venting, electrical, or water connections.

The right option depends on:

  • Household hot-water demand
  • Existing utility service
  • Available installation space
  • Desired recovery and delivery performance
  • Installation scope
  • Maintenance expectations
  • Long-term ownership goals

We can explain both options without forcing tankless content into the primary tank water heater page.

Dave was SO kind and knowledgeable. Seriously the best experience we’ve ever had with a plumber! While I was explaining what was going on in our bathrooms, my toddler somehow broke a cabinet lock in our kitchen and dumped dish soap every where and he cleaned it all up for me while I got the toddler washed up and changed. You have a customer for life!

Love them! they have helped us out several times! Zach H is a sweet heart and really knows his stuff. He is also a great personality for customer service. Our Dental office called with a major issue. Flooding :-(. They were on the way 15 min later and here 20 min after. Had us up and running an hour later!. Helped us a few other times. Very reasonable pricing at that! :-)

Had to call them for the dental office I manage. Water was backing up out of the toilets and the floor drain our compressors drain into to. They came out to us in 30 in and had up up and running an hour later. LOVE our technician. Zach H. He has helped us a few times. We have an older building, and unfortunately have needed their help 3 times so far. They also dug a trench and re-lined ( might not be the technical term) a portion of our sewer line last year ( not related to any of the other repairs, they did a fantastic job) and the quote was significantly cheaper then the other plumber we called. I can not reccommend them enough.

We needed our entire sewer line system replaced on our old house. We actually contacted Zippity Split before we actually had issues and I'm so thankful we did. It turned out the pipes were severely corroded and damaged, and basically falling apart already.

Mark came out to scope the lines and was very knowledgeable of what we needed. We received the quote and were able to schedule very quickly.

As with most projects, more problems with our lines were identified which led to two additional days of work. Sheldon was fantastic. He explained everything they were doing, including potential issues that could arise and how they could be mitigated. He kept me updated at least twice daily over the course of the week. During a very stressful time, I felt like I was in good hands the entire time.

They also offer financing for these large projects, which I am also very thankful for.

I will definitely use them again for other projects.

Awesome folks....Brian came same day (morning I called) to do the assess and provide a free estimate. Rust in our water heater rendered it unfixable. Provided fair pricing and Dave, the installer, was over to the house that afternoon and we had hot water by dinner. I don't write reviews but said I would because the two guys who I dealt with were first class people I trusted and enjoyed working with. Sincerely, JN
